- Meet with you to complete a walk-through of your property
and discuss your moving plans.
- Secure tax and public information pertinent to your property.
- Prepare a comparative market analysis (CMA) on your property
and suggest an appropriate pricing strategy.
- Recommend possible improvements to yield the highest price.
Help to arrange any improvements necessary.
- Explain Seller costs and net proceeds.
- Develop a marketing plan for your property.
- Promote your home using our distinctive yard sign, print
media, network of agents, statewide multiple listing service,
ready Buyers, direct marketing, and on the internet @ REALTOR.COM.
- Offer you the option of marketing your home with a warranty.
- Facilitate showings and Open Houses.
- Verify whether prospective Buyers are qualified.
- Explain all offers and present any counter-offers to Buyers
promptly.
- Recommend attorneys for review of necessary documents.
- Explain the Purchase and Sales Agreement to you.
- Explain any notifications or obligations you may have
to the Buyer.
- Coordinate paperwork and responsibilites of the parties.
Keep you informed throughout the transaction, helping you
to ensure all contingencies are met.
- Attend inspections and assist in arranging any required
repairs.
- Inform you of the appropriate time to arrange transfer
of utilities and mail.
- Coordinate the closing and transfer of such items as keys,
garage door openers, security codes, and maintenance contracts.
- Be present at closing for review and analysis of the Settlement
Agreement.
- Assist you in finding a new home. If you are relocating
out of the area, we can find you a Broker to assist you
by utilizing our national relocation network.
- Retain records for future reference, if needed.
